You may be looking for help finding a tenant and completing the checks and tenancy paperwork (known as Let Only), or you may prefer a full property management service. We’ll tailor the level of service to your exact needs, so you can choose how much to be involved. Costs are higher for our full management service, but it could save you a considerable amount of hassle and time in the long run.
We’ll advise you on getting your property ready to let including conducting a full inventory prior to letting. We’ll find you suitable tenants, obtain references, prepare the tenancy agreement, collect rent, and pay it into your chosen bank account. We’ll manage property maintenance and repairs, carry out property inspections and handle any tenant issues that may arise. At the end of the tenancy period, we’ll produce a report on the property condition. Finally, we’ll handle the completion admin and return the tenant’s deposit.
We’ll find you suitable tenants, obtain references, prepare the tenancy agreement, and manage the collection of monthly rental payments. You’ll be responsible for all repairs, maintenance, and compliance issues.

You’ll handle all other tenant-related matters including collecting rent, managing building maintenance and landlord compliance as well as inspecting your property at the end of the tenancy and returning the deposit.
Money from letting your property could be a substantial part of your monthly income. For peace of mind against non-payment of rent, we offer Rent Protection insurance and Legal Expenses cover for an additional fee if required (subject to references). If you choose this cover, the insurance company will conduct the tenant referencing on our behalf. If the tenant does not pass the checks (see below for details), rent protection and legal protection cover will not be offered.
It doesn’t matter which level of service you choose, we’ll find your perfect tenant. We’ll advertise your property on Rightmove and other leading portals, in our prominent shop front window, with relocation agents, universities and on all our social media platforms.
